What Causes Ice Dams, and Why Charlotte Homes Are Vulnerable?

Ice dams aren’t something most Charlotte homeowners have to think about , until an unusually big snowfall sticks around and leaks suddenly appear. While ice dams are more common in more northern climates, homes in our the Charlotte area are more vulnerable when the right conditions line up.

What Is an Ice Dam?

An ice dam forms when snow on the roof melts, runs down toward the eaves, and then refreezes along the colder roof edge. Over time, this creates a ridge of ice that blocks proper drainage. As more snow melts behind it, water actually backs up underneath shingles and find its way into the home.

What Causes Ice Dams?

Ice dams are usually caused by a combination of:

  • Heat escaping into the attic, warming the roof surface

  • Cold roof edges and gutters, where melted snow refreezes

  • Freeze/thaw cycles, common when daytime temperatures rise above freezing and drop again at night

Poor insulation and inadequate attic ventilation make these conditions more likely.

Why Charlotte Homes Are at Higher Risk

In colder regions, building code requires ice and water shield underlayment along roof edges and in valleys to protect against ice dam leaks. In the Charlotte area, that protection is not required by local building code because snow is infrequent.

That means many homes simply aren’t designed to handle prolonged snow cover and repeated freeze/thaw cycles. When those rare winter storms hit, vulnerabilities in insulation, ventilation, or roof details can quickly turn into leaks.

  • From the ground, gently clear snow from the eaves using a roof rake (or floor squeegee, or push broom)

  • Consider having attic insulation and ventilation evaluated
