1. Roofing Material

The type of shingles or roof you have installed is one of the biggest determinants of how long the roof will last. Asphalt shingles are by far the most affordable option, but they have an average lifespan of 20-25 years. Other materials like metal might last upwards of 50 years! If you are choosing a material for your new roof, make sure your roofing contractor goes over all of your options before you agree. You may decide to invest more money to gain a longer lifespan. 

Underlayment

Another extremely important part of your roof installation should be a heavy- duty underlayment. This layer keeps moisture from accessing your roof and causing premature deterioration to occur. If your underlayment was installed correctly, you can expect your roof to stay in good condition.

2. Attic Ventilation & Insulation

Your roof and your attic work together all year long to keep the desired air inside your home and keep the undesirable temperatures out. In the summer, proper ventilation — like fans and vents — can ensure that the heat absorbed by the shingles on your roof gets circulated out. If your shingles can be prevented from heating up, they will last longer. Plus, attic insulation makes ice dams on your roof less likely. 

3. Roofing Aesthetics

You may choose the color of your roof to match your home best, but your roof’s color can also be a big factor in how long it lasts. For example, dark colors absorb more heat than light colors. This means that more heat will build up during warm seasons and put your roof at risk for blistering and cracking. 

The slope of your roof is also important to its health. Roofs that are pitched lower take longer to shed water after it rains and are more likely to incur damage. Steeper pitches allow water to flow more quickly from their surfaces. 

4. Weather

One thing we are familiar with here in North Carolina is the threat of severe storms. We may be able to change the weather patterns and climate where we live, but we can be more aware of the risks they pose to our roofs. Severe weather is far more likely to wear down, damage and age your roof faster — especially if it’s not maintained!
